Our process follows this prefab approach, but with 3D printing. Buyers can configure a Backyard Studio, ADU, tiny home, or home through an online configurator, and we print and prefabricate the structure before delivery. Site planning still matters, but the unit itself is produced before it reaches the property.
Builders of Homes on Wheels
Homes on wheels are a specific type of tiny home project because they are built on a chassis. The builder has to think about compact living, transport, weight, layout, and the systems that make the unit usable.
Our X Series Homes on Wheels includes three main sizes:
- X_180: 9′ x 20′, designed as a studio-style home on wheels
- X_270: 9′ x 30′, with a one-bedroom layout
- X_360: 9′ x 40′, with two bedrooms, one bathroom, a kitchen, and washer/dryer space
These homes can work for park-style settings, flexible living, rental use where allowed, or properties that permit chassis-based units. The build itself is only one part of the decision. The site also has to allow that kind of placement.
A home on wheels can physically move, but that does not mean it can legally sit anywhere. Zoning, park rules, local approvals, utility access, and placement requirements still matter.
ADU And Small-Home Builders
Some tiny homes are closer to residential projects. They may still be compact, but they need more planning because they include full living features, utility connections, and more permanent site work.
Our Homes & ADUs category includes larger layouts from 360 sq ft up to 900 sq ft. These units are better suited for family use, guest housing, rental potential where allowed, multigenerational living, or a more complete backyard housing setup.
This kind of project usually involves more coordination. The unit may be built off-site, but the property still needs to support foundation planning, utility hookups, drainage, access, permits, and local inspections.
Local Site Contractors
Local contractors often handle the parts of the project that happen on the property. That may include grading, foundation work, electrical connection, plumbing hookup, trenching, drainage, access preparation, or offloading support.
This is the part buyers sometimes underestimate. A tiny home can be well built and still run into problems if the site is not ready.
A tight backyard, steep lot, poor delivery access, difficult utility location, or unclear permit situation can change the timeline and budget. Site work should be part of the plan early, not something added at the end.
What We Build Before Delivery
Our part of the process is the 3D-printed prefab structure itself. The right model depends on what the buyer wants the space to do.
Our current small-space lineup includes:
- Studio Series: Compact backyard units for offices, creative rooms, hobby spaces, guest-style spaces, or flexible extra rooms. The N_100 is 100 sq ft, while the D_120 and A_120 are 120 sq ft models.
- X Series Homes on Wheels: Chassis-based tiny homes for compact living. These range from 180 to 360 sq ft and include kitchen and bathroom layouts.
- Homes & ADUs: Larger residential-style units from 360 sq ft up to 900 sq ft, built for more complete living uses.
More than 60% of our print material comes from recycled plastic. Backyard studios can usually be delivered within 30-60 days depending on location, while ADUs and homes usually take around 90-120 days.
What Still Happens on the Property
Prefab construction can reduce the amount of work that has to happen on-site, but it does not remove the need for site planning.
The land still needs to be ready for the unit. That may mean a foundation or support system, access for delivery, space for offloading, utility connections, and approval from the local authority. The larger and more residential the unit is, the more important this planning becomes.
We design units larger than 120 sq ft with electricity, water, and sewer connections. Units under 120 sq ft are wired for electrical only. Plumbing and electrical work is completed inside the unit before delivery, with exterior connections prepared for site hookup.
That difference matters. A 100 sq ft backyard studio does not ask the same things from a property as a 360 sq ft home on wheels or a 900 sq ft ADU-style unit.
Who Handles Which Part of the Project?
A tiny home project becomes easier when the responsibilities are clear from the beginning. The exact setup depends on the property and local rules, but the roles usually look something like this:

This is where a focused prefab model can make sense. The structure stays simple, the use case is clear, and the site work is usually more manageable than a larger residential project.
For a Home on Wheels
A home on wheels needs a builder that understands chassis-based design, compact layouts, kitchen and bathroom systems, and transport needs.
The property question is just as important as the builder question. Before choosing a unit, buyers need to confirm whether a home on wheels can be placed where they want it. Some sites and communities are set up for this. Others are not.
For an ADU-Style Unit
An ADU-style unit needs a builder or manufacturer that can support a more complete housing project. These units may be smaller than traditional homes, but they still involve residential planning.
That can include permits, foundation work, utilities, inspections, drainage, and long-term use. The more the unit needs to function as housing, the more important it is to treat the project seriously from the start.
