Can I Build a House for $100 per Square Foot? A Realistic Look for 2026

Building a house for $100 per square foot is difficult in most of the U.S. in 2026. The national median for custom homes is about two-thirds higher, and even the lowest-cost regions sit well above $100. A price near that figure usually means owner labor, a very simple design, a quote that leaves out major items, or a factory-built home whose price covers only the unit.

How $100 Compares With Current Costs

The National Association of Home Builders (NAHB) reports that custom homes started in 2024 had a median contract price of $166 per square foot, not counting the lot. In the East South Central states, the lowest-cost region in its analysis, half of custom homes came in at or below $129 per square foot. In New England, half were above $190.

NAHB’s separate cost of construction survey puts the average construction cost of a new single-family home in 2024 at $428,215 for 2,647 square feet, or about $162 per square foot. That figure also excludes the lot.

Why Per-Square-Foot Quotes Can Mislead

A low per-square-foot number often depends on what is left out. Before comparing quotes, check which of these costs each one includes.

Foundation and Site Work

Some quotes start at the floor and price the foundation separately. Clearing, grading, the driveway and drainage are also often listed as site work outside the house price.

Utilities, Permits and Fees

Connections to water, sewer or septic, and power can be a large cost on a rural lot. Building permits, impact fees and inspections are set locally and vary widely.

Finishes and Mechanical Systems

Flooring, cabinets, countertops and fixtures are sometimes priced as allowances, which can rise once you choose the actual products. Heating and cooling equipment is another item some quotes leave out. With our homes, HVAC is an additional cost.

Home Size

Size also changes the number. A larger home spreads the cost of the kitchen, bathrooms and mechanical systems over more square feet, so its cost per square foot looks lower even when the total is higher.

Ways to Get Closer to $100 per Square Foot

Owner Labor

Licensed trades or inspections are still usually required for structural, plumbing and electrical work.

A Simple Design

A rectangular footprint, a single roofline, standard window sizes and one bathroom keep both materials and labor down. Every corner, gable and extra bathroom adds cost.

Manufactured Homes

Manufactured homes, built in a factory to the federal HUD code, are one of the lowest-cost ways to buy a new home. According to the Census Bureau’s Manufactured Housing Survey, a new double-section manufactured home averaged about $160,100 to $166,600 between January and May 2026. That is the home price, not land, the foundation or utility connections, so the full project cost per square foot is higher than the home price alone.

Where Azure Printed Homes Fits

At Azure Printed Homes, our homes are not a $100-per-square-foot option. Our standard prices work out to roughly $243 to $250 per square foot for our Homes & ADUs:

ModelSizeLayoutStarting pricePer sq ft
A-360360 sq ft1 bedroom, 1 bath, kitchen$89,900About $250
A-540540 sq ft1 bedroom, 1 bath, kitchen$134,900About $250
A-720720 sq ft1 or 2 bedrooms, 1 bath, kitchen$174,900About $243
A-900900 sq ft2 bedrooms, 1.5 baths, kitchen$219,900About $244

Those prices cover a finished home rather than a shell. Electrical, mechanical and plumbing work and standard finishes are completed in our factory, which reduces the work left to do on site. Site and foundation work, permit fees, delivery and heating or cooling equipment are separate, so compare them against quotes that include the same items.

Factory production also affects time. Depending on location, an ADU or home can be delivered within 90 to 120 days, and the site can be prepared while the home is being built.

Questions to Ask Before Accepting a $100 Quote

  • Scope: which items are excluded, and how much each one is expected to cost?
  • Allowances: are finishes priced as allowances that could rise later?
  • Measurement: is the square footage heated living space only, or does it include garages and porches?
  • Schedule: how are price increases for materials handled during construction?

Why Small Homes Cost More per Square Foot

The same kitchen, bathroom and mechanical systems are needed in a small home and a large one, so a smaller home spreads those costs over fewer square feet. Our own prices show the effect:

ModelSizeStarting pricePer sq ft
N-100 studio100 sq ft$24,900About $249
X-360 home on wheels360 sq ft$109,900About $305
A-900 home900 sq ft$219,900About $244

The X-360 costs more per square foot than the A-900 because it fits two bedrooms, a bathroom, a kitchen and a chassis into 360 square feet, while the A-900 spreads its systems over 900 square feet.

Regions Where Costs Are Lowest

NAHB’s analysis found the lowest custom home costs in the East South Central and West South Central divisions, where half of the custom homes started in 2024 came in at or below $129 and $138 per square foot.

How to Calculate a Fair Cost per Square Foot

To compare options on equal terms, use the full project cost rather than the base price. Add up every cost needed to make the home livable, then divide by the finished living area:

  • Home or construction price: the base contract or unit price.
  • Delivery or materials transport: for a factory-built home, our delivery for homes is $5 per mile, so a site 300 miles away adds about $1,500.
  • Foundation and site work: excavation, the foundation, grading and the driveway.
  • Utilities: water, sewer or septic, and power connections.
  • Permits and fees: building permits, inspections and any impact fees.
  • Heating and cooling: equipment that some quotes leave out.

Conclusion

A $100-per-square-foot house is below the national median of $166 and below even the lowest regional median in NAHB’s custom home data. Reaching it usually means owner labor, a very simple design, or a quote that leaves out the foundation, site work or finishes.

Our homes start at about $243 to $250 per square foot with finishes and systems completed in the factory. Contact us for a full estimate for your site.
