An $80K budget can buy a small, complete living space in 2026, but usually not a conventionally built house. The most realistic options are a home on wheels, a basic single-section manufactured home, or a small owner-built tiny house on land you already own.
At Azure Printed Homes, the X-180 home on wheels starts at $69,900. It is a 9 x 20 foot studio with a bathroom and kitchen, built on an included chassis, which leaves about $10,100 of an $80K budget for delivery and site preparation.
What $80K Covers With Conventional Construction
The National Association of Home Builders (NAHB) reports a median contract price of $166 per square foot for custom homes started in 2024, not including the lot. At that rate, $80K pays for about 480 square feet of construction.
That figure is for the structure alone. A site-built house also needs a foundation, permits, inspections and connections to water, sewer or septic, and power. Those costs come out of the same $80,000, so the finished house will be smaller, especially if the land has to be cleared or utilities brought in from a distance.
Location makes a big difference. The same NAHB data shows half of the custom homes in the East South Central states at or below $129 per square foot, compared with more than $190 in New England. The cheaper region would stretch $80K to about 620 square feet of construction, while the more expensive one brings it down to about 420.
A Manufactured Home on an $80K Budget
Manufactured homes are built in a factory to the federal HUD code and are one of the most common ways to get a full home for under six figures. The Census Bureau’s Manufactured Housing Survey shows the average sales price of a new single-section manufactured home ranging from about $82,000 to $91,000 between January and May 2026.
So $80K is just below that range for the home itself. Transport, setup, a foundation or piers, skirting and utility hookups are usually extra, and land is a separate purchase. A new single-section home on owned land can therefore come in above $80K once it is ready to live in.

A Home on Wheels Within $80K
A factory-finished home on wheels can fit an $80K budget, because the unit arrives complete and rests on pier footings rather than a conventional foundation. A park model is a specific certification for this type of unit, not another name for every tiny home on wheels, and our homes on wheels are ANSI-certified as park models at the factory.
Azure X-180
Our X-180 starts at $69,900 and includes:
- 180 square feet in a 9 x 20 foot footprint;
- an open studio layout with a bathroom and a kitchen;
- a chassis, included in the price;
- factory-completed electrical, plumbing and mechanical work and standard finishes;
- ANSI certification at the factory as a park model.
The shell is robotically printed from a material that is more than 60% recycled plastic. Inside, the walls are finished like a traditional home, with no printed material visible.
What Else to Budget For
The remaining $10,100 of an $80K budget needs to cover a few items:
- Delivery: $2.50 per mile for homes on wheels, so a site 300 miles from our factory adds about $750.
- Site preparation: the ground must be graded and sloped for drainage, and pier footings need firm or compacted soil.
- Utility connections: water, sewer or septic, and electricity.
- Heating and cooling: units of this size use a mini-split system, which is an additional cost.
After you order, each unit is printed in one to three days and finished in about 10 to 15 days. You can expect a notice that your home is ready to ship at least four weeks after placing the order, depending on material stock and the order queue.
Where You Can Place It
The X-180 is certified as a park model at the factory, so it does not go through the same building permit process as a site-built house. Local zoning still decides where it can be placed and whether full-time living is allowed, and some jurisdictions may require a permit for placement or utility hookups. Some areas restrict homes on wheels to RV parks or limit how long they can be lived in.
Models Just Above $80K
If the budget can stretch slightly, two more Azure models add a bedroom.
| Model | Type | Size | Layout | Starting price |
| X-270 | Home on wheels | 9 x 30 ft | 1 bed, 1 bath, kitchen | $84,900 |
| A-360 | Permanent home / ADU | 18 x 20 ft | 1 bed, 1 bath, kitchen | $89,900 |
The X-270 adds a separate bedroom for $84,900. The A-360 from our Homes & ADUs line is a permanent home on a foundation, twice as wide as the homes on wheels, with 360 square feet. It needs a building permit, which we handle for the factory-built unit, while the owner arranges permits for the foundation, grading, drainage and utilities.
Tips for Keeping the Project Near $80K
The cheapest way to stay close to $80K is to start with land that already has road access and utilities nearby. A lot that needs a well, a septic system or a long power line can add more than the price difference between two home models.
Keep upgrades for later. Solar panels, heated floors and premium finishes can be added once the essentials are paid for. Check financing options early as well: we work with Acorn Finance, which can help spread the cost of the home.
Living Full-Time in 180 Square Feet
A 180-square-foot home puts sleeping, cooking and living in one room, so the layout has to work hard. Furniture that does two jobs makes the biggest difference: a sofa that turns into a bed, a fold-down table, and wall-mounted shelves instead of freestanding storage.
Outdoor space also matters more in a small home. A deck, a covered patio or a simple seating area by the door can serve as a second living room for much of the year, and it costs far less than adding interior square footage.
This size works best for one person or a couple who are comfortable with a compact lifestyle. A family, or anyone who works from home every day, will usually be happier with the X-270’s separate bedroom or a larger permanent home.

What’s Inside an Azure Home on Wheels
Our standard specifications are designed to feel like a finished apartment rather than a camper:
- luxury vinyl tile flooring and painted wall panels in white, taupe or dark gray;
- a kitchen with quartz countertops and a full-height backsplash, an undermount sink, a microwave, an undercounter refrigerator and a two-burner induction cooktop;
- a bathroom with a wall-mounted toilet, shower wall panels and a prefabricated shower pan;
- high-pressure laminate cabinetry with soft-close drawers;
- vinyl windows and LED lighting.
Specified materials can change based on availability. Optional upgrades, such as solar and battery packages, are priced separately.
Built to Last and to Move
Our units are designed for wind speeds of up to 150 mph, which covers about 95% of conditions in the continental U.S., and for snow loads under the ASCE 7-10 standard. The printed shell is watertight, insulated and pest resistant, and its exterior UV coating carries a 15-year UV and color warranty.
Because a home on wheels sits on its own chassis, it can be relocated if your plans change. We ship by flatbed truck within the continental U.S., Mexico and Canada.
Comparing the Main Options at $80K
Each route to a home at this price comes with different trade-offs:
- Site-built house: offers the most design freedom, but at $80K it usually means a very small footprint once the foundation, permits and utility connections are paid for, and construction takes the longest.
- Manufactured home: offers more space for the money, but the average price of a new single-section home is already above $80K before setup, transport and land.
- Home on wheels: the smallest of the three, but a model like the X-180 arrives finished, leaves part of the budget for the site, and goes through a different approval process than a site-built house.
Conclusion
At the national median cost for custom construction, $80K covers about 480 square feet of building before the foundation, permits and utilities, and a new single-section manufactured home averaged slightly more than $80K on its own in early 2026. Homes on wheels and manufactured homes also follow different placement rules, so zoning is worth checking before you buy land or order a home.
If a compact studio layout works for you, the X-180 starts at $69,900 and leaves about $10,100 for delivery and site work. If you need a separate bedroom, the X-270 starts at $84,900 and the permanent A-360 at $89,900.
