Modular homes are installed in a different rhythm than traditional site-built homes. A large part of the structure is built off-site first, then the home or its components are delivered to the property, placed on a prepared foundation or support system, connected to utilities, inspected, and finished for use.
That sounds simple, but the smoothness of installation depends on what happens before the truck ever arrives. The site has to be ready. The foundation has to match the unit. Utilities need a clear plan. Local permits and inspections need to be understood early.
Modular Installation Starts Before Delivery
The installation process does not begin when the home reaches the property. It starts during planning.
A modular home is part of the factory-built housing category. HUD describes factory-built homes as homes built primarily in a factory and assembled on-site, with modular homes made from sections or modules. Unlike HUD Code manufactured homes, factory-built homes such as modular homes generally need to comply with local building codes.
That means installation is not only a delivery task. It is also a code, foundation, utility, and site coordination task.
Before installation, the project team usually needs to know:
- Where the unit will sit: The exact placement affects foundation, access, utilities, drainage, and setbacks.
- How it will arrive: Truck access, route, turning space, staging area, and equipment needs all matter.
- What supports it: The foundation or support system has to be ready before placement.
- What connects to it: Electrical, water, sewer, plumbing, HVAC, and other systems need a planned hookup path.
- What needs approval: Building permits, foundation permits, trade permits, inspections, and local rules can all apply.
This early work is what makes the actual installation day feel manageable instead of rushed.
Because we at Azure Printed Homes build 3D-printed prefab studios, homes on wheels, Homes & ADUs, and larger modular-style building systems, we usually think of installation as two connected tracks: the unit is produced off-site, while the property is prepared for safe placement, hookup, and approval.
The Basic Installation Sequence
Most modular home installations follow a similar order, even though the details change by project type, site, and local rules.

The important thing is that several steps can happen at the same time. The unit can be produced while the site is being prepared. That is one of the main advantages of modular construction.
Site Preparation Comes First
A good installation depends heavily on the property. Even a well-built modular home can run into problems if the site is not ready.
Site preparation may include clearing the area, grading the land, planning drainage, checking soil conditions, preparing access for delivery, setting the foundation, and arranging utility routes. On some lots, this is fairly simple. On others, it can be the hardest part of the project.
A flat lot with clear access is easier than a tight backyard, steep driveway, soft soil area, or narrow urban site. That does not mean difficult sites are impossible. It just means they need more planning before installation.
For our ADUs and homes, the site plan is part of the process. A property-specific site plan typically takes about 2-4 weeks, and local approval timing depends on the authority reviewing the project.
Foundation and Support Need to Match the Unit
The foundation is where installation becomes structural. The unit has to sit on something stable, level, dry, and appropriate for the site.
For our units, a slab is not always necessary, but a perimeter concrete or CMU foundation is advisable. We also advise bolting each unit down to the foundation with hold-down bolts, similar to traditional structures. Standard foundation details can work for a flat lot with good compacted soil, while more specific designs may be needed for sites with different conditions.
That foundation work is part of the site side of the project. It should be completed before the unit arrives, not figured out during delivery.
A foundation affects more than placement. It can shape drainage, utility routes, anchoring, long-term durability, and inspection requirements.
Delivery Has to Be Planned Like Part of the Build
A modular home or prefab unit has to travel from the production facility to the property. That makes delivery part of the installation plan, not a separate shipping detail.
The delivery team needs to understand the route, road access, driveway width, turning space, overhead clearance, staging area, and where the unit will be placed. Depending on the size and site conditions, offloading and placement equipment may also need to be coordinated.
We manufacture our units in Los Angeles, CA. Our units can be shipped within the continental US, Mexico, and Canada by flatbed truck, while international shipping, Hawaii, and Puerto Rico require boat transport.
This is why site access should be checked early. A unit may be ready, but the installation can still slow down if the truck cannot reach the placement area safely.
Placement, Leveling, and Anchoring
Once the unit arrives, it is placed on the prepared foundation or support system. This is the part most people picture when they think of modular installation, but it only works well if the earlier planning was done correctly.
The foundation has to line up with the unit. Utility connection points need to be reachable. The placement area needs enough room for the delivery and offloading process. The unit also needs to be secured as required for the project and local conditions.
For our products, installation belongs to the site side. Clients can install the product themselves or hire a third-party licensed contractor directly. The client is responsible for foundation work, utilities, other site work, installation, and compliance with applicable building and safety codes.
That does not mean installation should be improvised. Before installation, owners should contact us for installation instructions so the site team understands what the unit requires.
Utilities Are Connected After Placement
Utility hookup is one of the main differences between a simple studio and a more complete modular home.
For our units, anything larger than 120 sq ft is designed with electricity, water, and sewer connections. Units under 120 sq ft are wired for electrical only. Plumbing and electrical work is completed inside the unit before delivery, with exterior connections prepared for hookup at the site.
That setup helps make installation more organized, but the outside connections still have to be handled on the property. The owner or site contractor needs to coordinate electrical service, water, sewer, drainage, and other utility work based on the unit type and local requirements.
A small electrical-only studio may have a simpler hookup path. A residential ADU or home with a kitchen, bathroom, HVAC, water, and sewer needs more coordination.
Permits and Inspections Still Matter
Modular installation does not remove local approval. In many cases, it simply separates the factory-built unit from the site work.
For our ADUs and homes, adding any unit over 120 sq ft requires a building permit with the local authority. We handle the building permit side as a factory-built unit, while the owner needs to handle permits for foundation, grading, drainage, and site utilities.
This split is important. The unit and the property are connected, but they may be reviewed in different ways. A local authority may care about setbacks, lot coverage, utility permits, foundation details, drainage, access, and inspections.
A modular home is not fully installed just because it is sitting on the property. It has to be approved for the way it will be used.
Installation Looks Different by Product Type
Not every modular or prefab installation follows the same path. A backyard studio, a home on wheels, an ADU, and a developer-scale building system each come with different site and installation needs.
Compact Backyard Studios
Backyard studios are usually the simplest installation category. They are compact, focused spaces for offices, creative rooms, hobby areas, guest-style rooms, wellness spaces, or flexible extra rooms.
Because these units are smaller, the installation may involve fewer systems than a full residential unit. The main questions are usually placement, access, foundation or support, electrical feed, local rules, and whether HVAC or other options are being added.
Backyard studios can usually be delivered within 30-60 days depending on location.
Homes on Wheels
Homes on wheels are installed differently because they are chassis-based. The unit may be movable, but it still needs a legal and practical placement site.
For this category, installation usually focuses on allowed placement, grading, drainage, support, access, utility hookup, and local rules around park model-style units. Wheels can help with flexibility, but they do not cancel the need for site planning.
A home on wheels should not be treated like a shortcut around zoning or safety requirements.
Homes and ADUs
Homes and ADUs need a more complete installation path. These units usually involve more formal planning around permits, foundation, water, sewer, electrical service, drainage, inspections, and final approval.
ADUs and homes usually take around 90-120 days, depending on the project and location.
This category should be treated more like a compact residential project than a simple product delivery. The unit may be prefabricated, but the installation still has to support real daily use.
Developer Building Systems
For larger projects, installation becomes more like coordinated assembly. Instead of placing one finished unit, the work may involve light-gauge steel framing, Structural Insulated Panels, optional 3D-printed recycled composite facades, and components fabricated off-site for assembly by the general contractor.
The general contractor plays a larger role here. Installation depends on the site plan, project schedule, structural coordination, utility layout, code requirements, and how the building system is assembled on the property.
What Can Delay Installation
Most installation delays happen when the site is not ready or one part of the process was assumed instead of confirmed.
Common issues include:
- Access problems: The delivery route, driveway, or placement area is too tight or blocked.
- Foundation delays: The support system is not ready, level, or approved.
- Utility gaps: Electrical, water, sewer, or drainage connections are not coordinated.
- Permit confusion: Local approvals are incomplete or unclear.
- Late design changes: Utility points, placement, or foundation details change after production.
- Weather and site conditions: Wet soil, poor drainage, or difficult terrain can slow down work.
The safest installation is usually the one where the unexciting details are handled early.
A Simple Installation Checklist
Before installation day, it helps to check the project in a practical order.
- Confirm the exact placement: The unit location should match the site plan and local requirements.
- Prepare the foundation: The support system should be complete before delivery.
- Clear the access route: Trucks and equipment need a safe path to the site.
- Coordinate utilities: Electrical, water, sewer, HVAC, and drainage should be planned before hookup.
- Review permits: Building, foundation, grading, drainage, and utility approvals may all matter.
- Line up the installer: The owner should decide whether installation is handled directly or by a licensed contractor.
- Plan final inspections: The project should close out properly before the space is used.
This checklist is not complicated, but it is easy to underestimate. A modular home installation works best when every step is ready before the unit arrives.
